Our firm was retained as prime consultant of a design-build team with Arnon Corporation, to provide Nortel Networks with 20,900 square metres of new fully integrated office space and state-of-the-art electronic research laboratories.

The project consisted of a two-phased development located immediately north of Ben Franklin Place (formerly Nepean City Hall). The first phase was built to accommodate Nortel Network’s fast growing wireless department. This department’s offices, and engineering infrastructure areas such as dry labs, research development labs, cloning rooms, file server rooms, the master control room, captive offices, and U.P.S. rooms, are all housed under one roof. Also accommodated in the building are the corporate suites, executive boardrooms, a full service cafeteria, recreational facilities, and a material handling centre.

The building was “designed from the inside out”. Strategically, Phase I was developed with an “end core” building floor plan, which maximized the efficiency and flexibility of the floor plate. With the core located outside the office/lab areas, the corridor requirements were minimized. This arrangement provided for the Phase II expansion to be carried out with a minimum of disruption to occupied areas.

Phase II is adjacent and connected to the original building. The general configuration of the second phase mirrors Phase I. In Phase II, a significant expansion to the original cafeteria was carried out.

At the onset of the project, an indoor air quality program (I.A.Q.) was implemented to govern the selection of building materials and finishes so as to achieve a state-of-the-art workplace environment. The design criteria for the selection of the exterior building materials were to balance Nortel’s corporate aesthetics with an energy-efficient envelope, and minimize exterior maintenance and upkeep.

The building is now occupied by the City of Ottawa
