After a devastating fire at 275 Bank Street, Edward J. Cuhaci and Associates Architects Inc. was contracted to provide design/build services for three office fit-ups on the 2nd, 3rd, and 4th floors and a separate base building contract included replacement of washrooms, a new enlarged mechanical penthouse, renovations to the lobby and basement and replacement of broken windows. The leasable floor area totaled 2,800 m2. The building is to achieve LEED Silver Status once completed. The basement will accommodate showers and bike storage as part of the LEED point strategy.

Overall fit-up requirements included functional spaces such as: a conference room with a capacity of 40+ personnel when set up as theater, meeting rooms with a capacity of 9-12 personnel, server room with separate 24/7 ventilation/cooling system, reception/visitor control area with monitoring control and desk to accommodate a Commissionaire, mail room, kitchen, workstations and secure/enclosed quiet rooms, file room, computer/IT storage area and supply room. The fit-up standard utilized reflect PWGSC Technical Reference manual, dated October 17, 2005 in addition to DCMA Requirements.
